Downsizing in Burleson, TX: A Guide for Seniors and Their Families

Updated September 30, 2026

Thinking about downsizing in Burleson or moving closer to family? Start by looking at what would make daily life easier, what matters most to you, and when you might be ready. You do not need to have the whole house sorted or a moving date chosen before asking for help.

I’m Melissa Sauters, a Realtor® with Boot Team Realty and co-founder of Two Hearts Realty Group. With 18 years of real estate experience and the Seniors Real Estate Specialist® (SRES®) designation, I help seniors and their families plan their next move throughout Burleson, Johnson County, Tarrant County and nearby North Texas communities.

Downsizing or right-sizing: what would fit your life?

A smaller house may be the answer. So might a single-story home, a home closer to loved ones, or staying where you are with changes that make it easier to manage. The goal is a home that supports the life you want.

  • Which parts of your current home do you still enjoy?
  • What has become harder to maintain?
  • Would fewer steps, a different bathroom layout or less yard work help?
  • How close would you like to be to family, familiar activities and services?

Start with Coffee & a Plan

We begin with a conversation about your priorities, concerns and timing. Planning does not commit you to selling. It gives you tools to make an informed decision, whether your move is soon or farther down the road.

  1. Explore your options. Compare staying, selling and moving, including the kind of home or community you would want next.
  2. Understand your current home. Review comparable sales, preparation needs and an estimate of selling expenses and proceeds.
  3. Build a manageable timeline. Coordinate sorting, home preparation, showings and the next home. If buying and selling overlap, we discuss the timing and questions to take to your lender.
  4. Choose support. Identify where help with packing, moving, repairs or an estate sale would make a difference.

What do I do with all this stuff?

Begin with one drawer, closet or room. Set aside what you use and love, then separate items to give to family, donate or sell. Ask family members what they truly want before holding everything for them. Photograph meaningful items if that helps you keep the memory without keeping every object.

A floor plan for your next home can help you decide which furniture fits. You do not have to clear the entire house before we talk about selling it.

Helping a parent downsize near Burleson?

Start by listening. Ask what your parent wants to keep about their life and what feels overwhelming. Include them in decisions about their home, belongings and timing. If they would like, adult children can join our planning conversation so everyone hears the same information.

I can help organize the real estate steps and explain the options. Questions about legal authority, taxes or care needs belong with the appropriate professional. A move should respect your parent’s choices and give the family a clear plan.

Will a smaller home actually cost less?

Compare the full picture: purchase price, moving expenses, property taxes, insurance, utilities, upkeep and any association fees. A smaller home does not automatically mean lower total costs. We can compare properties while your lender or financial adviser helps evaluate what fits your circumstances.

What does an SRES® Realtor do?

The Seniors Real Estate Specialist® designation focuses on the housing needs of older adults. For my clients, that means thoughtful conversations about their next chapter, clear explanations of the real estate process and a pace that respects their needs.
