Buying Your First Home in Burleson, TX: Where to Start

Buying your first home in Burleson, TX starts with a clear plan: choose a comfortable budget, talk with a lender, understand the costs and decide what you need from a home. You do not have to know every real estate term before taking the first step.

I’m Melissa Sauters, a Realtor® with Boot Team Realty and co-founder of Two Hearts Realty Group. I help first-time buyers in Burleson, Johnson County, Tarrant County and nearby North Texas communities turn their questions into a manageable plan.

1. Start with the payment you feel comfortable making

Think about your everyday life before choosing a price range. Leave room for savings, repairs and the things you enjoy. Your lender’s maximum approval amount may be more than you want to spend.

Compare the full cost of owning each home: principal and interest, property taxes, homeowners insurance, any mortgage insurance and association fees, plus utilities and maintenance. Ask for insurance estimates early rather than relying only on an online mortgage calculator.

2. Talk with a lender before you fall in love with a house

Ask what the lender reviews for prequalification versus preapproval and which documents they need. A preapproval letter describes a lender’s tentative willingness to lend; it is not final loan approval. The home and your financial situation still need to meet the lender’s requirements.

Ask about your estimated cash needed to close, loan options and whether you might qualify for down payment assistance. Have the lender confirm current eligibility, repayment conditions and any costs before relying on a program.

3. Make a short list of needs and nice-to-haves

How many bedrooms do you need? What commute works for you? Would you prefer less yard maintenance or room to spread out? Visit the areas you are considering and compare actual homes rather than assuming one city or neighborhood will fit every buyer.

When comparing homes around Burleson, Crowley, Joshua or Godley, ask about the property’s utilities, association rules, internet availability and any special maintenance needs. Outside city limits, check whether the home uses a well or septic system and arrange appropriate evaluations.

4. Understand the offer and inspection steps

Before making an offer, we’ll discuss the price, deadlines, deposits, inspection plans and the terms you are comfortable with. Ask questions until you understand what you are signing.

A professional inspection can help you understand a home’s condition. It does not guarantee that every problem will be found, and a lender’s appraisal serves a different purpose. We can review the findings and discuss the next steps available under your contract.

5. Compare loan costs and prepare for closing

Use the Loan Estimate to review the rate, payment and closing costs. Compare offers on similar terms and ask your lender to explain differences. Before closing, review your Closing Disclosure and ask about anything that does not match your expectations.
